WHAT CAN I USE MY HOLIDAY HOME FOR? 

Holiday home ownership is just that, for holidaying!

 

Unfortunately, you cannot use your lodge as your permanent residential address and you must provide proof that your are living elsewhere, keeping your holiday home for those weekends away and extended breaks.

HOW LONG CAN I STAY AT MY HOLIDAY LODGE?

Messingham Grange is open year-round for owners on the Fairways. You can holiday from January to January!

You can be on holiday for as long as you wish at any one time! The only requirement is that you are registered as living elsewhere!

HOW MUCH DOES IT COST TO KEEP MY LODGE ON SITE?

Annual site fees at Messingham Grange are just £3,099 per year. Your site fees include everything from lighting around the park, to the maintenance of the communal spaces. In fact the only additional charges are utilities such as WiFi or electricity and gas, and an annual insurance premium to insure your holiday home against the unthinkable!

HOW LONG CAN I KEEP MY LODGE AT MESSINGHAM GRANGE?

Each holiday home comes with a 50-year licence on a BH&HPA approved licence agreement, giving you 50-year peace of mind and the right to enjoy holidays on your chosen pitch for that time.

WHAT DOES THE FUTURE HOLD AT MESSINGHAM GRANGE?

In the last 2 years, Messingham Grange has undergone a significant transformation with renewed investment in the existing facilities, including a major renovation of the TWENTY04 Bar and Restaurant during 2020. Increased investment in the golf course and driving range ensure that the Messingham Grange facilities, continue to be the best they have for some time. 

​

We continue to look to the future and the proposed expansion of the Fairways development remains the plan with the site perfectly situated for approximately 60 units retaining that distinct, "middle-of-nowhere" appeal whilst providing an increased number of owners the ability to enjoy our facilities.

I AM NOT GOING TO BE HERE ALL THE TIME, CAN I GET A RETURN?

Sub-letting is absolutely permitted at Messingham Grange, if undertaken in the correct manner. 

We run our own sub-letting portfolio with access to maintenance, housekeeping and our own management system. 

Enjoy worry-free returns on your investment with rental figures in excess of £1,000 per week available on some luxury lodges*.

WHAT IS THERE TO DO ON SITE AT MESSINGHAM GRANGE?

Messingham Grange benefits from numerous on-site amenities, with golf, tennis and fishing all available just a stroll from your home away from home! 

​

Our on-site 18-hole golf course sees any player meet their match with a number of daunting water hazards, and it's tight fairways. 

​

Need to sharpen up your swing? Our driving range, is just across Butterwick Road, and no more than 5 minutes door-to-door with it's 20 floodlit bays, and resident PGA pro, Jonathan, for some quick pointers. 

​

Tennis and fishing sit at opposite ends of the sporting spectrum, but you can either work up a sweat, or sit back and relax when you take on either of these challenges.

​

Away from the courts or course, you can socialise with friends, family and neighbours in the TWENTY04 Bar & Restaurant, and maybe even grab a bite to eat from the kitchen or one of our delicious Sunday lunches.

WHAT IS THERE TO DO FOR ALL THE FAMILY NEARBY?

There is so much to offer in North Lincolnshire and the surrounding counties that you will really be spoilt for choice! 

​

History, heritage and the streets of Lincoln are the perfect day out with its' towering Cathedral, adjacent Castle, and bustling high street an excellent visit for all! 

​

If it's animals you are after, there are some much closer than you think! Messingham Zoo is a five-minute walk from Messingham Grange, with bigger attractions Yorkshire Wildlife Park and The Deep, 35 & 45 minutes away respectively. 

​

The Lincolnshire Coast is a must for all our owners. Enjoy a coastal walk in Cleethorpes, Mablethorpe, or venture further a field to Bridlington and it's busting seaside vibe. 

​

Must See: Visiting in the late Autumn? The grey seal colony at Donna Nook is an excellent visit with over 2,000 grey seal pups born in 2020, and even more expected this year!
